Nearing the end of your Construction

Now that we have passed your fix stage we need to start preparing for the completion and handover of your investment property. Please read through the below information which outlines what you are required to do to be prepared for handover.

 

PROPERTY MANAGEMENT

The Property Management is conducted through one of our alliance partners, and they will be in contact with you prior to the settlement of your property purchase.

 

Your Property Manager is responsible for all ongoing investment property matters including any repairs, lease renewals, tenant queries and anything else relating to the letting of your investment property. Pinnacle Choice will provide your Property Manager with most of the necessary paperwork; however, they may contact you directly for further information prior to settlement.

 

We will send you a property management authority in the coming week to complete and return to officially engage with your property manager.

BUILDING & LANDLORD INSURANCE 

 

Building insurance provides insurance cover for residential buildings including your house, fences, sheds, and in ground pools in case of damage from fire, storms, vandalism and more. Where a Body Corporate is involved building insurance is already covered. In other circumstances building insurance will be required and Pinnacle Choice will coordinate this with you prior to handover.

 

Landlords’ insurance provides indemnity to investment property owners against a number of events not covered by Building Insurance. This can be arranged by Pinnacle Choice through our selected specialists. Landlords’ Protection Insurance will cover you for:

  • Malicious Acts and Theft by your Tenants and subsequent loss of rent

  • Accidental damage inside the property

  • Denial of Access to Tenant by Government Authority

 

We refer and work closely with Honan Insurance Group and we will provide an application form in the coming week for you to complete and return. If you are wanting to use another provider that is not a problem, however this will need to be organised on your own.

PRACTICAL COMPLETION INSPECTION

 

As we approach completion and handover, a practical completion inspection will need to be conducted prior to the payment of your PCI invoice. We usually recommend allowing your property manager to complete this inspection on your behalf as they will be organising any ongoing maintenance required and it is always in their best interest to have maintenance items sighted at the inspection so that they can be rectified prior to your tenants moving in.

 

If you would prefer to engage a private inspector please let us know as we can refer private inspectors our clients have used in the past. If you already have a private inspector, all we require you to do is pass on their contact details so we can supply these details to the builder.
